You can't help but fall in love with a dream home in a community that seems like it was just waiting for you and your family to move in.

Here is a report on the new home market in Williamsburg:

Waterfront living on select lots (for an additional lot premium charge, of course!) is available, too. Some models feature brick fronts included in the base price, and features such as hardwood flooring in select areas at no additional charge. Another builder offers up to four two-story models with downstairs master bedrooms, as well as two rancher models. Still another builder offers a selection of floor plans with much flexibility on the design and layout.

The build-out time is running approximately five months in the higher-priced homes, and seven to nine for the others. Be aware this time frame is independent of the time it takes to secure a building permit; and it could be even longer if the developer has yet to release the lots to the builder!

Spec homes are homes that a builder proceeds to build, gambling that it will sell. In the current market, it usually does! If you happen onto such a home, depending on the stage of completion of any given house, you may or may not have time for your personal input regarding design changes or color choices. With that said, there are some spec homes planned in this community for anywhere from summer to fall delivery. The prices of these homes average around the $350,000 and up range. There are two at just over $300,000.

The prices of the homes in this neighborhood, over all, range from approximately $250,000’s to $360,000 and up. Lot premiums, options not included in the base price of the homes, and price hikes due to brisk sales are not factored into those amounts! It has not been decided which amenities, if any, will be factored into the community.

Another community, more centrally located in Williamsburg, has two builders currently in it. Recently a small number of spec homes have become available there for approximately $245,000 to $265,000. A new phase is opening this spring, so the prices of these spec homes offer an opportunity to buy into a neighborhood in which the prices are slated to go up soon.

As of now, there are a few communities closing out; the builders are gearing up to begin in another location, but prices, floor plans, startup dates, etc., are not yet available. I am promised some of the same popular models that have recently sold well, plus some new designs, by early spring. Other communities are still building, but are not writing contracts currently until homes that are already under contract can be completed. They will be coming back this spring/summer, and will be slated for fall/early winter delivery dates. No word on prices there yet, either. I will publish more information as I have it.

Of course, there are golf course communities, and waterfront/water access communities, custom building, in the upper price ranges if you are looking for and willing to afford more features. Landfall at Jamestown, Ford’s Colony, Governor’s Land, Kingsmill…all offer elegance of both architecture and lifestyle. Plus, there are condos, townhomes, retirement living…
